A Comparative
Market Analysis (CMA) is a tool Realtors use to evaluate the market
and how it compares with the home being sold. We take the basic
features of your home (i.e. bedrooms, bathroom, sq.ft., etc),
find homes which are similar in location, size and structure which
have recently sold, then analyze the price to establish a "Ballpark
Price" for your home. This is not the same as an apraisal,
but is a good tool to establish the listing price for your home.
There is no
way to establish exactly what the home will sell for because each
home has unique features and market trends to contend with. This
tool will give you a good idea of what you will sell your home
for. It should be used to help you decide whether the time is
right to sell or if you will receive what you need to make the
transaction worth while.
